These terms and conditions (“Terms”) govern your use of the website operated by House of Blanca, and any services made available via the website (collectively, the “Website”). By accessing or using the Website, you agree to be bound by these Terms. If you do not agree with any part of these Terms, you must not access or use the Website.
1. Parties & Scope
1.1. This Website is owned and operated by House of Blanca, a company established in Spain (hereafter, “we”, “us”, “our” or “House of Blanca”).
1.2. These Terms apply to all visitors and users (“you”, “your”, “User(s)”) of the Website, including those browsing, contacting us, registering for services, or completing property‑related activities (such as listing, enquiring about, purchasing or renting property).
1.3. These Terms govern your access to and use of the Website, and any services related to real‑estate listings, consultations, negotiations or introductions to sellers, buyers, landlords, tenants or other parties in the real‑estate market (the “Services”).
1.4. Additional terms may apply if you enter into further agreements with us (for example a purchase agreement, tenancy agreement or service contract). In the event of conflict between these Terms and a specific agreement, the specific agreement shall prevail.
2. User Responsibilities
2.1. You agree to provide current, complete and accurate information when using the Website (including registration, property submission or enquiry forms) and to update such information as necessary.
2.2. You agree to use the Website and Services only for lawful purposes, and in compliance with all applicable Spanish laws, regulations, and with good faith, morality and public order.
2.3. You must not use the Website to:

3.4. Trademarks, trade names or distinguishing signs appearing on the Website are the exclusive property of House of Blanca or third party rights‑holders. Use of them is strictly prohibited without prior authorisation.
3.5. If you submit content to us (for example property listings, photographs, comments), you represent and warrant that you have all rights in and to the content, and you grant us worldwide, royalty‑free, non‑exclusive licence to use, reproduce, modify, display, distribute and publish such content for the purposes of operating and promoting the Website and Services.
4. Use of the Website & Services
4.1. The Services offered relate to the real‑estate industry (sale, purchase, rental, property marketing, introductions, consultations). The Website may also provide property information, valuations, leads, and links to third‑party property‑related services.
4.2. All property listings, descriptions, images, prices or other information are provided for informational purposes only. While we endeavour to ensure accuracy, we do not guarantee that all information is correct, complete or up‑to‑date.
4.3. Use of the Website or Services does not constitute legal, financial or real‑estate advice. You should seek independent advice before making any commitment.

7.2. Our total aggregate liability in connection with these Terms, the Website or the Services shall not exceed the amount paid by you (if any) for use of the Services during the twelve (12) months prior to the claim, or € 1,000, whichever is lower.
7.3. Nothing in these Terms excludes or limits liability that cannot under Spanish law be excluded or limited (for example for death or personal injury resulting from our negligence, or for fraud or wilful misconduct).
